Inland Capital LLC is a private money lender that provides property investors with funding for investment real estate. We help fill a need that the investors have by providing quick capital on properties that may not fit traditional lenders financing models.

Business Philosophy: What is important to us is that our customers get the financial support that they need quickly and have an excellent borrowing experience. Financing the purchase of real estate should not be the most difficult part about the transaction.
Our financing product will continue to be marketed to real estate investors, investment clubs, real estate brokers, mortgage brokers, and local banks.
Our core strengths are that we understand the real estate market and know how to “play the game”. Because of our background in the real estate business, paired with our financing background, we understand the needs that our clients have when it comes to transacting investment real estate.
What We Do
Inland Capital LLC currently offers short-term loans/financing to its borrowers on “investment real estate”. Currently we are offering loan packages in the Washington and Idaho markets.
Inland Capital LLC can be thought of as a bridge between a home that a bank wouldn’t usually want to lend on and making that home what it needs to be in order to be traditionally financed. Our clients see us as a tool that allows them to purchase homes that are otherwise not bank financeable, either because of the condition of the property, the expediency of the closing, or some other extenuating circumstance. Our program allows investors to buy properties that are distressed or in disrepair. Inland Capital LLC provides a reliable and timely source of financial means for the investor to close on their real estate transactions.
Our clients are improving communities and neighborhoods by purchasing and remodeling homes that have been neglected and selling them for fair market values. Our clients can also be praised for helping raise the values of the surrounding homes.

We strive to maintain a good communication standard with our clients. Our clients understand that they can always call us and ask questions, and they understand we won’t hesitate to call them if we see an issue regarding their loan.
We have great client retention; 85% of our current borrowers have borrowed from us in the past. We believe that because of our commitment to superior communication, quick response times, and availability of funds we will continue to uphold this level of retention.
Historically, Banks and Credit Unions don’t look favorably on funding properties that are in distressed condition, under disrepair, or need expedited closings. Because of this, we believe that our model is sustainable since we predict a continued demand for “private money/bridge lenders”.
The Inland Capital team:
Growing up in Seattle, Aaron was part of a “real estate family.” His parents and grandparents were involved with property management and rental property investments. Aaron started his real estate career assisting first time home buyers purchasing homes in the greater Puget Sound area. While working as a real estate agent, Aaron met his business partner and began purchasing and selling distressed single family homes. Since their initial partnership, Aaron and his partners have purchased and sold over 200 investment properties. In 2006, Aaron moved with his family to Spokane and began assisting investors with buying and sell foreclosure homes. In 2008, Aaron saw an opportunity to help investors finance their investment acquisitions and started Inland Capital, LLC. When he is not busy with work, Aaron enjoys: time with his wife and children. They spend quality time at the lake, boating, golfing and snow skiing in the winter. He’s also very involved with activities with his church family.
John was born and raised on Long Island, New York. However, he has now called Washington state home for the past 20 years. John moved west and attended the University of Montana where he majored in Computer Science. Upon graduation, John went to work for Boeing. John initially began selling real estate part time with the goal of assisting his friends and family with their real estate needs. After John was introduced to his business partner, they began purchasing properties at the foreclosure auction. Since 2003, John has focused on assisting investors purchasing all types of real estate and building real estate portfolios for his companies. In 2008, John and his partners saw a demand for short-term distressed property financing. Together they formed Inland Capital, LLC. When John is not busy at work, he enjoys dirt biking, camping, skiing, golfing, as well as basketball officiating.
Jason grew up in Medical Lake, WA a small town outside of Spokane. He graduated from Eastern Washington University where he studied Government and Business Administration. He is also a graduate of Pacific Coast Banking School. Jason entered the financial services industry in 1998, as a part-time teller with Sterling Savings Bank, while working his way through college. Over the next 17 years, he served as a Branch Manager, Commercial Banker, VP of Special Assets Operations & REO Management and VP as Commercial Real Estate Servicing Manager. Jason joined the Inland Capital team, in 2016, to assist in Inland’s mission of being a reliable and quick funding source for real estate investors. Outside of work, Jason’s passion is loving his wife, 3 daughters, and son along with serving his church family.
VP of Investor Relations
Landon Cunningham was born and raised in the Seattle area but has called Spokane home since 2009. He started college in the Seattle area and transferred to Eastern Washington University where he graduated cum laude with degrees in Business Administration and Economics. While in college Landon began working in real estate and purchased his first investment property in 2009. Together, with his brother Aaron they have renovated and resold over 60 properties. Landon continues to be an active investor in the Spokane and Seattle markets.
Aside from his own investing, Landon also works with real estate investors as the lead sales representative for Vestus Foreclosure Group. Vestus provides data to real estate investors for houses selling at the trustee sale. Since 2013, Landon has assisted approximately 30 investors in purchasing over 125 properties at the trustee sale. He has also worked hand-in-hand to provide investors with private money loans for their trustee sale purchases. Landon has underwritten nearly $5,000,000 in loans solely through trustee sale purchases. He prides himself knowing that when clients purchase properties and make good returns they will become repeat clients that continue to generate business for both Vestus and Inland Capital. Landon and the Vestus team continually work to maintain existing client accounts growing area of operations. Landon has a passion for studying the real estate market and staying ahead of the curve to provide his clients and businesses with long-term growth and sustainability. His role with Inland Capital is primarily growing and maintaining investor relationships. He also assists in marketing and management of distressed assets.
Landon has been married since 2011 and has two daughters. When not working, he enjoys spending time, golfing, boating, skiing, and most outdoor activities. He is a hard-working individual who believes that honesty, integrity, and taking responsibility are some of the most important ideals one can live by.
Eric was born in Spokane and has called it home ever since. He attended Gonzaga University, where he discovered his passion for investing and graduated in 2011 with a degree in finance. He then became a mutual fund analyst working for a local stock brokerage firm. He then left to found a technology start-up that he continues to be a part of to this day. Eric has always been interested in real estate and jumped at the chance to join Inland Capital in late 2013, where he serves as the finance manager. Eric enjoys Skiing, mountain biking, golfing, and spending time at the lake.
Ty was born and raised in Montana. Prior to joining Inland Capital in October 2014 he resided in Missoula, MT and operated his own small business accounting and tax practice. Ty studied Business Management and Accounting at the University of Montana. Over the past 25 years, he has been involved in corporate management, accounting, and finance, business ownership, business consulting and mortgage lending. Ty’s past experiences and passion for small business is what drives his successes and makes a great addition to the Inland Capital team as Financial Controller. Ty oversees all daily accounting operations. When not at work Ty enjoys snow skiing, dirt biking, physical fitness as well as outdoor photography.
